The First Set

Stage 2 of 6

You have your license. Now it's time to play your first notes in front of a real audience. Landing our first clients is exhilarating, terrifying, and everything in between. This is where theory meets reality, and where real agents are made.

The first time you stand on stage, your knees shake. But the agents who stay in the game long enough eventually stop shaking and start performing. ~ Rick Raanes

THE STAGE

What does Stage 2 look like?

You survived Stage 1 — you have your license, you've picked a brokerage, and you're ready to actually sell something. Stage 2 is about landing those first clients, earning their trust, and discovering what kind of agent you actually want to be.

01

Working your SOI

Your sphere of influence is your launch pad. Calls, coffees, and check-ins with people who already know and trust you are the fastes path to your first closing.

02

Mastering the Scripts

The "6 beautiful questions" Rick teaches in Stage 2 are what seperate the order takers from the trusted advisors. Ask More, Talk Less.

03

Your 1st Listing Appointment

Preparation is everything. Know the comps, know the seller's motivation, and lead with confidence. Act like you have been in the room before, even if you haven't.

04

Running Buyer Consults

Setting expectations upfront saves you hours later. A real buyer consultation establisdhes your value, qualifies the client, and locks in loyalty before you ever see a home.

05

Get to the Closing Table

Your first closing is a landmark moment. It's proof the system works. Rick walks through the most common deal-killers new agents face - and how to avoid them like the plague.

06

Build the Referral Engine

The best Stage 2 agents treat every transaction as the seed for three more. The Follow up after closing is as important as the closing itself. Get the post closing campaign ready to go after deal 1.

THE HARD PART

Stage 2 Challenges

You've got momentum - but Stage 2 has its own landmines. Here's what trips up most agents in their first few years.

The Fest or Famine Cycle

You close a deal, celebrate, and stop prospecting. Three months later the pipeline is empty and you're starting over. Consistent daily lead gen is the cure - even when your busy.

Taking Every Client Who Breathes

New Agents are afraid to say no. But unqualified buyers and unmotivated sellers will consume your time damage your confidence. Learn to qualify early.

Underpricing Your Value

Cutting your commission to win a listing is a trap that follows you for years. Your value is in your expertise, your network, and your process - not your rate.

No Follow-Up System

Most sales happen on the 5th to the 12th contract. If you're not staying in your clients' orbit between transactiions, someone else will be. Your CRM is not optional.

Skipping the Buyer Consultation

Jumping straight to showings without a real consultation is how agents spend 60 days showing houses to someone who isn't serious or isn't qualified.

Letting Fear Run the Negotiation

In Stage 2, new agents are so relieved to get an offer they accept terms that don't serve their client. Confidence is negotiation is a skill. And it is teachable.

WORK WITH RICK

Stage 2 is where coaching pays off

Rick has coached and mentored agents across the country through every challenge Stage 2 throws at you. With 20+ years and over 1,000 homes sold, he's not teaching theory, he is teaching what actually works in the Houston Market and beyond.

"Real estate isn't just about contracts and closings. It's about connections that create better relationships. If you can build real relationships, stay consistent in your actions, and surround yourself with the right coaching, there's no limit to what you can achieve. That's the foundation of a lasting, thriving business."
